TECHNICAL INFORMATION, EQUIPMENT, ENDOWMENTS
- BUILDING MANAGEMENT SYSTEM (BMS)
A central surveillance system of the building will be installed in UNIMED building, from the functional point of view, supplied by HOTELO COMPUTERIZED SYSTEMS LTD. This computerized system, in which a specialized soft-wear is being installed, in the Romanian language, is connected to over 60 sensors (synoptic sensors included). The system is placed in a designated room in the building’s basement and allows the non-stop 24 hours surveillance and control of the following functioning:
- Air conditioning installations (including the input and the output temperatures of the air);
- Electrical installations, for avoiding the flaws that may occur by network overloading, especially due to the operation of heating/air conditioning system;
- Lighting system inside the building (underground parking lot, main hallway for the access in the building, hallways, elevators, lavatories) in relation with different moments of the day, with the daily activity carried on etc., in order to optimize the power consumption;
- Central electrical switchboards;
- Defrosting system of the platform and pedestrian sidewalk;
- Exterior lighting;
- Transformer station and power generator;
- Temperature adjusting systems in the electrical rooms;
- Indication system of the fuel quantity in the tank;

- ACCESS CONTROL SYSTEM (SECURITY)
The system includes:
- 6 infra-red cameras placed in the most important access points of the building; - 6 exterior cameras intercom;
- 6 intercom monitors, connected to a computer located at the reception desk from building’s main entrance;
In addition, there are two human guard positions, assured by a specialized company.
III. ELEVATORS
The building has two Schindler elevators, Eurolift TM type:
- for 10 persons each, with access from the basement, for the 10 levels of the building. 1. Cabins
- Plating of hairline stainless steel, on the ceilings, lateral walls, doors;
- Plating of clear/brownish mirror on the back wall;
- Plating with “Nero Oro” granite (India) on the floors;
- Hand rail placed in the back wall, round, with hairline stainless steel finishing; - Vertical command box, rod type, mirror stainless steel finishing;
- Indicators in the cabins for destination, overload control with acoustical warning; - Command box for each cabin MIC-10type, with 10 numerical buttons, a special button for persons with handicap and a LCD for displaying the allocated lift.
- Floor doors
- automatic, telescopic, with central opening, hairline stainless steel finishing; - floor indicators with LCD for each MCI-10 panel, for displaying the allocated lifts; - indicators for cabin destination, mounted in the wall, above the doors.
The elevators are equipped with:
- integrated tele-alarm system, which, in emergency cases, by means of a modern will call Schindler’s intervention team;
- communication system, through an intercom with three posts cabin-machinery room reception;
- fire alarm, which activates the fire detection system mounted in the building; - computerized diagnosis, by which the possible defects are detected.

- PARKING LOT
In the basement of the building there are premises fitted out as parking spaces.
- 48 spaces on hydraulic system, assured by the company KLAUS Romania; - 24 regular spaces;
- Arghezi 8-10 together, offers a total of 72 underground parking spaces, including the assistance by a parking employee.
In the interior courtyard, with access from J. L. Calderon Street, there is the posssibility to fit-out an additional number of up to 30 parking spaces.
- VENTILATION AND AIR CONDITIONING SYSTEM (HVAC)
The HVAC system is formed by a central group of four pipes, based on the central chiller group placed on the roof, as well as on the boilers operated on gas, that recycle the chilled air and the hot water through the air pipes and the valve-convectors placed in the occupied areas of the building.
The system was improved in January 2013 with 2 new performant chillers (with COP higher than the initial one) and a dry cooler which can determine a lower consumption in the winter time :
-Chillers: TRANE RTAC140XE LN = 2 pcs
-Dry Cooler: GDF 080.1D/2X3 ND1D/6P = 1 pcs
The water circulation is based on two circuits:
- a primary circuit, in which the two chillers are chilling a solution of 30% glycol, transferred afterwards in a heat exchanger located in the basement of the building; - a secondary circuit through which the water is chilled by means of the heat exchanger and re-circulated inside the building; this circuit is located in whole inside the building, so that the water is not exposed to the ambient temperature that, during winter, falls much under zero degree.
The heating system is based on two burners, gas supplied, having a total capacity of 900 KW, placed in a room located in the basement, assigned exclusively to the boilers. Each of these boilers is equipped with a primary pumping circuit, as well as with a regular additional pump. The second circuit includes additional pumps for each area of the building.
The premises intended to offices are provided with air conditioning by means of the valve convectors located in especially fitted-out spaces in the false ceiling. Each room is equipped with a valve-convector, having the possibility to operate for heating or air conditioning any time it is necessary, and to maintain the optimal way the periods of minimum load.
The chilling system is designed to function 24 hours a day, the entire year. In this purpose, a second chilling circuit with was designed, circuit with variable flow, permitting the system to compensate in an optimal way the periods of minimum load.

The exterior air, at the respective temperature, is brought in the building through two units especially designed in the purpose, located also on building’s roof.
The underground parking lot is ventilated through an additional system, in order to exhaust the toxic gases coming from the parked cars, as well as for exhausting the gases and smoke in case of a fire.
The basement is heated with especially designed heating units, supplied with hot water directly from the boilers room. The heating system is designed as to maintain 6 degrees in the basement allover the wintertime, in order to prevent the frost.
The lavatories are ventilated mechanically, with a ventilator placed in the false ceiling.
The ALA shelter (anti-aerial fighting) is ventilated by means of a ventilation system and a filter BAC type, according to the rules in force.
The chilled water circulation system is designed in the purpose of operating during wintertime. The pipes will be protected in order to avoid water frost in the pipes.
At the ground floor and the gallery the air conditioning will be supplied through a combination of valve-convectors and special devices for air conditioning, based on the specific limitations imposed by building’s architecture for such premises. The convectors for hot water will be installed along the front wall of the commercial gallery in order to counteract the cold air current existing during the cold season. The fresh air will be ensure at ground floor and gallery level by some local units, separated from the central system.
Three new air handling units were installed at the ground floor, gallery and the 5th floor.
The air filtered and adjusted in respect of temperature will be transmitted in the premises intended to offices through distributors placed on the roof. The air change rhythm will be two per hour.
The air surplus will be evacuated mechanically through ventilators mounted on the roof. The air conditioning and heating systems will be controlled by BMS
- BACKUP GENERATORS AND UPS.
- backup generator by Caterpillar;
- covers all backup lights and electricity for public areas (elevators, emergency lights, hydraulic parking system);
- UPS equivalent to 12.7% of electricity consumption (suitable for computers); - 10.000 liters fuel providing 2.5 hours backup electricity.
